Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Gelco Crown Repair: The San Francisco Owner’s Guide
We stock and install Gelco chimney crown repair components across San Francisco, with most crown repairs running between $450 and $1,400 installed depending on the extent of the damage. We keep the common Gelco crown forms on our trucks, so most San Francisco jobs are done in one visit. You’ll usually discover the problem the same way most of our customers do: water staining on the ceiling near the chimney, crumbling mortar bits in the gutter, or a neighbor pointing out that your crown looks cracked from the street.
The crown is the concrete or mortar cap that sits on top of your chimney, sealing the gap between the flue tile and the outer brick. When it fails, water gets behind the brick and starts a slow, expensive process of deterioration. In San Francisco’s fog-drenched summers and rainy winters, a cracked crown doesn’t stay cosmetic for long.
Which Gelco Models This Applies To
Gelco crown repair isn’t tied to a specific fireplace model number the way a gas valve or remote receiver would be. Gelco manufactures the crown forms, the prefabricated molds used to pour a new chimney crown with the correct overhang and drip edge. These forms fit masonry chimneys with standard flue tile dimensions, typically 8×8, 8×12, 8×13, 12×12, and 13×13 inches. If you have a prefab or factory-built fireplace with a metal chase top, this is a different part entirely, and we’d point you toward the manufacturer-specific chase cover instead.
Ruben Castellano has seen a lot of older Bay Area masonry chimneys where the original crown was formed freehand, with no drip edge and no expansion joint. That’s exactly where a Gelco form makes the repair cleaner: it gives the new crown a proper overhang so water drips away from the brick instead of running down it. For most San Francisco masonry chimneys, the OEM Gelco form and a quality aftermarket equivalent both perform the same function, but we prefer the Gelco molds because the dimensions are consistent and the pour comes out uniform every time. The aftermarket forms can work, but we won’t install one if the flue tile spacing is nonstandard; that’s a case where custom-forming is the honest answer.

Signs Your Gelco Crown Repair Is Failing
- Visible cracks in the crown surface. Hairline cracks expand with San Francisco’s freeze-thaw cycles, even in our mild winters. Once water enters and the temperature drops below freezing on a rare cold night, the crack widens fast.
- Water staining on the ceiling or walls near the chimney. This means water has already traveled down inside the chimney chase. By the time you see the stain, the crown has been compromised for at least a season, sometimes longer.
- Crumbling mortar or concrete bits in the gutter or on the roof. If you’re finding sandy grit or small concrete fragments directly below the chimney, the crown is spalling, meaning the surface is flaking off in chunks.
- Efflorescence, the white powdery deposits on the exterior brick. That white staining is salts being drawn out of the brick by water moving through it. It’s a reliable sign that water is getting behind the crown and pushing through the masonry.
- Visible rust on the damper or firebox components. Water traveling down the flue will eventually hit metal parts below. Rust on the damper assembly in a fireplace you rarely use is a strong signal the crown has been leaking for a while.

AfterReplacement Cost & What’s Included
A Gelco crown repair in San Francisco typically runs between $450 and $1,400 installed. The low end covers a crown with minor cracking where we can remove the damaged top layer, apply a bonding agent, and pour a new cap using the Gelco form. The higher end covers crowns with significant spalling, where we need to grind down to sound concrete, rebuild the expansion joint around the flue tiles, and sometimes address water-damaged mortar joints below the crown line before we pour. If the crown damage has been left long enough to affect the underlying brickwork, that gets priced separately after we show you what we found.
Every crown repair we do in San Francisco includes the same inclusions: a written price before any work begins, a written guarantee on the repair, and our 365-Day Done Right Promise. If the repair fails within the coverage period, the second visit is free. You’ll know the technician’s name and see their photo before we arrive, and they’ll show a photo ID badge at the door. No surprises, no sudden upcharges at the end of the job.
DIY or Call Us?
You can safely inspect your crown from the ground with binoculars, looking for cracks, spalling, or missing chunks. You can also check for water staining inside on the ceiling near the chimney, and look for grit in your gutters. What you shouldn’t do is get on a roof without proper fall protection, especially on a wet or steep San Francisco roof. Crown repair requires working at height, often near the roofline, and a slip on a tile roof is a life-changing injury. This is not a weekend project.
We also find that DIY crown patching with a bucket of sealant is a temporary fix that disappoints within a season or two. The bond fails, the water returns, and the original problem reasserts itself with more water damage than before. If you’re seeing crown damage, tell us what you’re seeing and we’ll tell you straight what it means. Call (831) 534-3789 and we’ll give you a real assessment, not a scare pitch.
FAQs
A properly poured crown using a Gelco form typically lasts 20 to 30 years in San Francisco’s climate, provided the mortar joints below it are in sound condition and the flue has a proper cap. Crowns that fail early usually do so because the original pour lacked a drip edge or an expansion joint, which is exactly what a Gelco form corrects. Call (831) 534-3789 for an exact quote after an inspection.
Yes, minor cracking can be repaired by removing the top layer and repouring with a bonding agent, which is what most of our San Francisco crown jobs involve. Full replacement is only necessary when the crown has spalled so badly that the concrete below is no longer sound, or the flue tile spacing won’t accept a standard Gelco form. Call (831) 534-3789 and we’ll tell you which applies to your chimney.
Most Gelco crown repairs are completed in a single visit, usually within half a day. The pour itself sets quickly, but we schedule around San Francisco weather so the crown cures without rain hitting it within the first 24 hours. Call (831) 534-3789 and we’ll book you into the next available window.
We stock the common Gelco crown forms, along with the bonding agents and expansion joint materials, on our trucks so most San Francisco jobs are done in one visit. If your chimney requires a nonstandard form size, we’ll order it from Gelco and schedule the pour once it arrives, usually within a week. We also stock compatible parts from DuraFlex and HeatShield for related flue work, so one visit can address the full picture.
